My closing costs were non-negotiable with the seller since I bought new construction, but I would highly recommend upping your offer to talk down the closing costs; use leverage to your advantage since you are young.The funding fee can be complicated and I cannot speak on how it works exactly.

Join off-market Facebook groups and local RE investor FB groups to get more local information about potential off-market properties, and find investor-friendly RE agents who are willing to work with you.I would recommend for a first deal at least to get something closer to home, easier to get back and forth to for your own sanity, ability to check on either construction or tenants, address repair and maintenance issues.

Maybe you won't find anyone in his community saying they are not getting their value there (at least not out loud) but that's probably because saying anything at all critical there will apparently get you kicked out immediately (guess the community is only "forever" if you keep any constructive criticism to yourself).
