While states have specific tenant right laws, the ADA and HUD are the laws that everyone should understand.  

Edit  - Just finished skimming the ADA regarding service animals..absolutely mind boggling that all it takes is a doctors note.. 

Also I contacted the CL ad as part of my researching on NVREA on the 2nd day of the seminar, and I have to say that at least Renatus gave me an alternative to $40 because believe it or not, my friend put down the $20k downpayment for the bus tour!

Any business is required to make reasonable accommodations for dogs covered under ADA.

Now, someone who's well-experienced in property management may contradict me, and they would be the experts, but from what I see, Idaho is a VERY low-wage state, one of the lowest in the country; the State Legislature refuses to EVER consider an increase in the minimum wage and we are still largely across Ada, Canyon and Owyhee Counties dominated by service industry and agriculture jobs.  

It would come in handy if you happen to rent it out to someone who needs an ADA compliant shower.

Most of the time he is just clearing expenses.He got around the zoning issue through the ADA rules.But the headaches, non-pays, turnovers and general hassels just are not worth it.He and I have spend considerable time developing and executing a plan to get him out of this mess.
