Just like with new construction where builders are passing costs on to the buyers if you are flipping and you you purchased right in this market you hopefully will have an ARV to absorb the costs. 

It's looking like syndicate investments in multifamily will be it, but I certainly feel underwater trying to absorb all the info I need. 

If you do carpentry and have other fix-it skills, you may not need that solid a contractor as you absorb other skills you may not have yet. 

First on the chopping block is/was naturally cash out refinances on rental properties.But some lenders were at 4% or 5%, room to absorb what others don't have capacity to do.

But you may be selling for more than that 3rd one would absorb.  

Trying to absorb as much different ideas as possible

I want to absorb and learn all I can from my colleagues in the office and become the go-to agent in my area!

We can charge the tenants in RI but in MA you cannot so depends on the state if you are absorbing the cost.

Thank you for your time out of state zero experience pretty risky. you are putting all your financial well being in the lap of others.. so as long as you can absorb a deal that does not go right then you can risk it.. if a deal goes a little wonky and it wipes you out.. then you might want to rethink you risk profile.
