I’d also consider surrounding counties (besides Franklin) such as Licking and Fairfield for appreciation long term vs. a 2-3 year hold.

I personally invest in Antwerp, have couple of single apartments, now trying to jump into multifamily deals in city and surroundings. 

A "good deal" might be too far from the highway or lack surrounding amenities that are appealing.

Surrounding areas will have more inventory in that price range and may not be as competitive.If your looking for rental properties in Reno, it's good to know that apartment vacancies in Reno are currently between 2% and 3%.  

If I had generalize, I think those who have short-term rentals in Denver or the surrounding suburbs get a majority of their bookings through Airbnb.
