As of right now, there are 3 existing permitted structures: main house, detached garage in front (600 sq ft), and huge 2-story detached storage unit in back (2400 sq ft).

I have a clear goal tenant in mind, and pay close attention to the trends and lifestyle amenities that'll help us get to the top of the market from finish aesthetics to secure bike storage. 

I also had reason to believe I could hit $7500 or $8000 on this property (not 100% that I could, but a buddy was doing similar numbers in a similar property but also being less discerning with guest screening and had a longer run time to build up reviews).If my end profit was $5000+ a month, the headache seems more palatable.But, when Airbnb decided to give a no questions asked refund on $20,000 on confirmed “strict” bookings, and the str market tanked, I switched over to LTR and haven’t looked back.

I’ve also looked into the fire zones and sewer/septic tanks.

@Guytho Roney if you leaving them all on the furnace we have an on demand on the furnace with a reserve tank for 5 units with no issue.

Perhaps a large 3 bedroom that has an office or storage space that could be used as a 4th bedroom.

I assumed that since I have to provide storage for recycling that I would also be responsible for curbing it.

It's easier to just park in the driveway, esp when the garage temps can be well over 100 degrees.For the right buyer, being able to generate $1500 / mo rent far outweighs the extra storage space.

I live in one unit, rent out the other unit, and rent out the detached garage for storage.
