$1200 sounds high for Port Richey, is it a big house?

Conversely, rents in most of Saint John (save some small pockets of Uptown) and au nord de la provence are considerably lower (and vacancy rates considerable higher).The homestead break for owner-occupents is considerable, but property tax on residential rental property is not {quite} double that of owner occupied properties.

We have had most success in West Pasco (New Port Richey, Port Richey, Holiday) and Pinellas County (which is a little more expensive). 

I also tend to see a lot properties for sale near Prince/Oracle that don't look very appealing.

You have to kiss a lot of frogs to find the prince so this is one deal that didn't work for some reason.
