Trenton mentioned SB which is a place I would vouch is a place great to park an investment in, but coming back more eastern such as Fontana, Rialto, Rancho and Ontario are other great areas depending on your price point and expectations.

I lived there for 13 years but just moved (for the time being) to Florida to buy some properties..I'd check into Monterrey Park and Alhambra, the regulations might be a little more business friendly than in K Town, also the Ontario Airport just added a trans-pacific flight so there should me more people flying into and staying in that area (assuming that flight route survives the corona).

I didn't include the land transfer tax in this section as Ontario offers a full rebate of the tax for FT buyers.

I live in Ontario and in vest in Ohio  to date have invested in Toledo and Dayton finding great deals in both cities and no huge rush.
