What’s are your occupants looking for in Ottawa Ont

New to BP forum, so be nice ;)

The better half and I just purchased our first home about 6 months ago with a very large down payment, at the time I didn’t have real estate investing on my mind but now I’m looking for some extra income. I have helped a past friend rehab 2 of his previous homes and we/he was able to get over asking when selling... huge bonus! Now he is looking to help me get some real estate to fix and flip for myself, to finance the deal i was thinking that a cash out refi would be my best option and to keep my pocket money for any unexpected problems. However I have two questions hoping this community can help with

1. Living in Ottawa Ontario Canada what are the guidelines for getting a cash out refinance

2. When rehabbing the place what are the most sought after upgrades for example kitchen/ bathroom?

I have found one place that seems like a good candidate but it doesn’t have a garage. Living in Canada with harsh winters is that something that could break a deal for anyone? No other houses on the street have one so putting on in seems useless to me... thoughts?
