I do, by the math you have a higher chance of getting mauled by a grisly bear and a polar bear on the same day as being hit by lightning. 

I find a market like ATL to be good .. the reason is the sales are on ONE day a month in all counties so its hard for any company to completely dominate.   

I think you’re right, if the tenant wants to lock the common area screen door from the inside - I need to make sure it can be opened from the outside with a key.I agree with privacy and not being at the property at night, but this happened mid-day as well and I’m rehabbing the lower unit and need access during reasonable hours. 

So, on one both unlucky and lucky day, a buyer offered me $200,000 cash for the property.
