PG County is proving very difficult and i need drawings of a 10 year old addition.  

Would it be more advisable to look for deals inside DC where there asking prices are typically 500k+ on relatively small apartments or to look into PG county and purchase a newly built home that's metro accessible and costs 300-400k?

Also you talk about the Buffet indicator and reference a chart at the top of pg. 41."

I'm not sure eotr has that much upside left as compared to Prince George's or Montgomery county, outside of Historic Anacostia most of the areas eotr are very suburban and not that walkable so its hard for me to see them going much higher at least compared to other cheap walkable areas in Pg or moco.

last recession My wife worked on a transaction were a very solid Dentist decided to be a flipper.. got caught in that market of course had PG's and his were worth something. 

Does Anyone know of Any in the PG County or In the State of Maryland PERIOD ???

The reality is only one county, PG, is at 20%, the rest start as low as 8%

EXACTLY  this is where a good lender will help you through it.. most likely if they have to foreclose they will lose money.. and if you gave a PG those great in theory but are they collectable my experience with them is many times not. 

how can I get started....and do anyone have suggestions or recommendations on any apartments in the dc pg area.... i have many more questions but dont know who to direct them too
