I think the remodel plan is simple flex space with minimal office (1 lobby, 1 private) for a tradesman, so a TI package should be minimal ($2/SF which is nothing more than paint and flooring for tenant turnover).

I would argue that the only reason you are charging $200 a day on this building when hundreds of buildings around the city are not charge that much is because of the discrimination.I would also be lobbying city official and elected representatives, to sway them onto my side.Along the way I would find the "Highest and best use' of the property, then figure the value of the property based on what it could be used for.

I often wonder how much money they must spend lobbying to avoid falling under the insurance umbrella.So the companies vary wildly...I actually have one I like a lot right now on all my rentals...Not sure I can say their name in this forum, but it rhymes with 'voice' ( i don't work for them or get paid by them in anyway).
