I bought a business where the prior owner was sued for $3 million causing injuries to some customers.

Listen, I know you have to make money as no business can be sustained without income. 

I am fine for long term growth and don't mind working for the next 20-30 years to build a sustainable portfolio with no mortages on them as the end game plan.What would you do? 

Gas + convenience store, where the gas sales are mainly a tool to draw customers into the C-store. 

The easiest way to do this outside of some sort of scraping tool (which i recommend digging into), is to develop a solid list of ways to look for deals (not just zillow or mls), and then develop a super specific buy box, then just create custom filters with notifications where applicable, you can also use a VA to look through the various acquisition methods and send you a vetted list every day. 

I have never used the service so I can't speak to the quality of leads or the customer buying experience.

@Owen Fogarty I just give my customers a Google Sheet template to do the accounting for flip income and expenses.

I plan to purchase as many properties as I can afford and sustain with minimal down payments for the first 10 years of this business. 

It should be a quicker build, just a little longer lead time on the custom windows.
