@Ryan Guffey Yes that is correct the 6 k was my contingency.My deal analyzer program is generac.Its good for a quick look ,but no substitute for a bid from a contractor.My HML asked for my SOW I didn’t realize they would use it as the Bible for my reimbursement’s.Live and learn.My first deal was also an open house,all investors had an hour to view the property and make an offer.I was so concerned about overpaying,but apparently it worked out well.The other 8-10 investors were sent home and I got the deal.
