Any Vets in Philadelphia Area?

Hi Everyone, 

I was hesitant on posting but I thought, there's just nothing for me to lose so why not! So, I am steadily learning Real Estate day by day during this quarantine. I am graduating college (Drexel U), debt free, have a decent job lined up in July but I know that won't fulfill all my goals in life and help build the wealth that I want. I am inspired by Bigger Pockets and all the investors out there but I don't know many in Philadelphia... For anyone around the area, my questions are: 

1) I am having trouble figuring out rehab numbers. I would appreciate it if, someone who knows this market well, is able to lead me in the right direction! I've look through many videos about estimating the costs but still not confident with it. 

2) Advice/tips/hints/etc on first property within this area? I began by looking into multi-families and duplexes but haven't had any luck with anything that gave me above 10% ROI in a relatively nice area.

If possible, I would love to learn and connect with anyone especially if you are from the area!
