And certainly we COULD wait to get paid after everything is done, but this is standard prudent safe practice at least for my industry and certainly there are bad contractors out there that stiff people and don't do good work, but trust me when I say there are homeowners and businesses that can be just as shady (and unfortunately have been at times to my company) in terms of being uber perfectionists and withholding payment for unreasonable expectations.

Either way you're most likely going to have to pay a fee; it's rare that a national tenant is running around without representation and unless you have the most phenomenal location/building in the world the tenant won't move in if you try to stiff their leasing agent.

I'd bet Zillow picks up borrowers who have received notice, that puts a borrower under some pretty stiff laws designed to protect them (because they are distressed) and a wholesaler, well, you shouldn't even dream of going there if you, as the buyer executing a contract do not have the ability or intent to buy it.Yesterday, 8/15/16 there was a wholesale thread that explains the pitfalls and foreclosures, two threads in fact, search recent posts.Besides, these are not as profitable as you may think, the risk of dealing with borrowers is very high and the reward is minimal most of the time, just not worth going down that road at all. :)

. :)In policy packets make sure there is a stiff penalty for not being out on time.. and give that information to tenant when they give notice and again a few days before the end of the month.

There is a strip mall vacate for several years and an office vacant(high tech 200,000 sf with big parking lot in Silicon Valley, CA with NO TENANTS due to stiff rental and difficult landlords(corporations).
