If it's not specifically spelled out in the lease, err on the side of doing the right thing.

You need to spell out in your operating agreement what each partners role is and what each will be providing. 

Then take him out for lunch and after, put a contract in front of him that spells out your maintenance responsibilities (labour and financial).

Working with family is tough, however, if everyone is logical and you make sure to disclose all aspects of the deal and make sure everything is very well documented and spelled out in contracts, then it is very possible.

The LLC, when formed correctly, will spell out the roles for each member, ownership percentage etc.

So I would highly recommend you checking your local laws as that could spell it out black and white what you are and aren't required.

If you don't have specific real estate experience either, this arrangement can result in the blind leading the blind...which sometimes spells disaster.
