I'd label that recurring maintenance, I only charge the tenant if its abnormal.

So you are not going based on the gain amount, but your are basing this on sales prices (less certain qualifying non-recurring, one-time costs to close that may be able to reduce the amount of gain realized by the IRS).

@Louis Lafata Also, if you happen to have any non-recurring expenses related to capital improvements that you ran through operating expenses (i.e. labor), be sure to break that out separately so you don't unintentionally show higher operating expenses than actual.

I would also not include "other charges" unless they are regular recurring charges such as laundry etc.

Like I said he seems to be at the house less as operations seem to have moved, which has definitely helped my anxiety.
