My proposition would be to go into a lower end single family market, or to go into a multifamily property again.

A multi family property will cash flow much better and if an individual wants to house hack, buying a duplex is a much, much, much, lower cost proposition versus a SFH.

He should list it at the rent he wants and keep his mouth shut.Rent control is a losing proposition for towns, communities, tenants and landlords.

As a value proposition, we offer a (free) coffee service and a micro-market.Something to consider will be the mail situation... converting from a single tenant building, you'll probably need to coordinate with the local postmaster and install cluster mailboxes. 

That's a lose-lose proposition, whether you prevail or not (you will lose a lot of sleep and money, for starters!). 

So if I'm reading this correctly its a losing proposition to refinance at this time.

However, from my understanding if you are co-purchasing the home with your mother, you wouldn't have to worry about the inheritance proposition.
