I know there are tons of fees and permits to consider, but - in your opinion does this sound like a good concept?

For example, a job with a builder will expose you to lots of things: land acquisition, new construction, renovation, trade experience and contracts, financing, permitting, etc.

Also want to add an ADU to get extra cash flow but not sure how much a fully permitted ADU adds value to the property when refinanced.  

We re-landscaped so it had a private entrance and yard, and finished the kitchen and had it permitted as an ADU.

That includes zoning, (including a zoning letter to confirm legal use) building, permits, sales tax, licensing, etc.

Usually no permits or consultants needed $25-$45 per sq ftLit Rehab: includes cosmetic scope, plus updating Kitchens and baths, maybe new mill work and doors, perhaps some updating of HVAC systems or MEPS issues.

As part of the renovation, all of these were remedied however the violations were not cleared as I suspect the renos were done without the full permitting.The purchase agreement had a requirement to clear the violations prior to sale but the Seller and I agreed a fairly substantial seller credit to clear the violations as it was recognized there were risks around the renovation work and potential non compliance with permits that I may have to remedy.
