With that said I have some on beachfront properties for over 3 yrs with no issues, but I had issues on some on my mountain properties. 

Can you spend money on a CRM, automations, VA calling service, a VOIP phone system, etc?

I have been investing in the stock market for 5 years and I am now transitioning over to real estate after doing my research on real estate for the past two years. 

What I mean by that is the programs that have a lease in place with DSCR over 1.00 you tend to get better overall rate/terms then if you do not have a lease in place or DSCR under 1.0. 

It’s owning high quality assets within areas that have a high barrier to entry so that asset appreciates over time as you pay debt down.  

There's a 38 unit fully renovated likely willing to sell at over a 7 cap.

i think you can be successful if you are willing to do what you alluded to, which is spend time in person in your chosen market.
