Offering and getting the property at ~$560k (possible, if unlikely), combined with getting rents up to market value, gets it extremely close to cash flow neutral (which looks like a lofty goal in Seattle - this 'deal' is par for the course for the other 5 recent sales I've analyzed in a similar way).Anything seem glaringly out of place with the numbers?

There are likely plenty of other forum posts to understand those costs and issues, I haven't done it.Then you would include as taking over the tenants (assuming you are month to month rather than a lease) that they will pay you only the base rent and they will get accounts set up to direct pay their utilities, and show them it is cost neutral to them.
