After reading about so many different ways or avenues of buy and hold, I think acquiring homes that I can turn to HUD/Section 8 and still cash flow is my more descriptive plan.

Just the other day,  I met a new plumber on site at one of my rentals he was quite intrigued by the fact that I knew what a shower divertor was and the process he would need to take to fix my issue.

I'm still trying to figure out how to reply to specific posts :-/It sounds like there's probably not a large volume of timber on the property, based on your description.

@Jim Welch I just check the property out if you are getting feedback on the W/D hookup being in the kitchen then I would take that comment out of the property description.

Can you go into more description of the type documents you would be preparing and gathering for the client? 

Second, you are lacking quite a bit in your financial description of the property. 

I have signed an offer on a house sight unseen only from pictures and based on the seller's description.

Most real buyers are actively looking so they will find the house as long as it is well presented with good pictures, descriptions, and other information.
