Like mentioned it's also beneficial to keep up to date with what's happening in the area your STR is located, and make sure the decision makers are aware of hosts and what they bring to the community.

Payments stay lower, cashflow better and it'll boost your balance sheet not to mention lower risk when things go awry. 

Which reminds me that I should mention that I’m not opposed to living a not-so-luxurious lifestyle in the short run.
