Personally, I feel safer shopping for my groceries in Playa del Carmen than anywhere in the US, where I could get shot by somebody mentally disturbed. 

Understood about getting educated and a "lay of the land" Mentality right now. 

@Sean AutryIf your doing a buy n hold you have a long term mentality then you must choose the best materials upfront.

I have found that people who are (truly) mentally ill do not do well with lawyers who will not "play" with them. 

It's a get tough business if you want to survive, nice guys finish last mentality, so take the info of value and ignore everything else. 

They have an employee mentality and used to steady income.

You can maximize income this way....without the risk of tenants trashing the place or filing bankruptcy and squatting for free.People are always asking me what kinds of tenants we get....and they always think the worst because of rooming house mentality.
