I am new to Bigger Pockets was wondering in gaining insight about this real estate field I have some properties already I'm trying to gain information on was also wondering if any of you would be interested in working together discussing properties possibly even discussing contracts would make it easier if we could swap information as well thank you to all of you that reply back

She said for me being on day four of this I’m already doing very well and that I have a lot of potential in this field she suggested that I don’t focus so heavily on trying to get a list of buyers because trying to find a property is gonna be more difficult.

I am a total newbie when it comes to CRE  due to my background is coming from information technology field for over 20+ years.

However, it can be difficult for someone without mentorship or experience in their field.

Things like:- having them name you as an additional insured- having their policy be Primary and Non-contributory- Requiring that their policy provide 30 day notice of cancellation- Having their policy waive subrogationThe Tenant should have General Liability, Professioanal Liability, Workers Compensation, Business Auto, and possibly Accident/medical coverage.

It took a year and a half and a lot of work, as well as significantly more dollars than I was insured for.We had a slip and fall medical claim a few years ago that resulted in a settlement of over $200,000.

NOI of 22.8k seems optimistic, though not out in left field.

Maybe they want a large down payment for medical needs but are already so financially comfortable that they'll do an interest only at 5% for the first two years. 

 If I could go all the way back to the years when I was fresh out of college and start over knowing what I know now, I would actually go to grad school then start a career in a field that I enjoy working in that also pays well.
