If you want to be buying right now and can't self source leads though you're probably going to need to adjust your acceptable numbers and focus on the long term.

Checkbook control can be a good self-directed IRA setup that can give you flexibility to invest in real estate on your terms.

In addition to offering "cash for keys" assure them that they can use you as a referral on their next tenant application, or offer them a short term-2 month lease.

The Tenant agrees to maintain an active renters insurance policy for the duration of the lease term and any renewal periods.

I agree with the other contributor that it’s better to own a $1M asset that appreciates 3% per year that pays no cash flow (over the long term) rather than a $100k asset that appreciates 3% and pays $300 a month in cash flow.
