Your cash flow might be negative for much longer than anticipated using the 'rules' like 50%.Vacancy is the killer expense since that expense can be $1000 - $4000 EVERY YEAR depending on the area, your marketing, and your screening.

Under our CA state Prop 65 Landlords must notify others even if our Gardeners apply weed killers and 100s of other toxic chemicals. if a renters kid or pet got sick we could be sued if we violated basic prop 65 rules.
