I read the Houston Business Journal weekly and every article I have read says rentals and housing sales have gone down.

I have been also logging all expenses into a "yearly expense journal" on Excel spread sheet that I created myself.Now that we have a baby and MUCH less time, I was wondering if it's wise to quit keeping my own records since we have a PM.

Car insurance and cell phone bills don't count.

I can be reached on my cell at any time because we handle emergencies plumbing, electrical etc. 

I've read "The Book on Rental Property Investing" and "The Wall Street Journal Complete Guide to Real Estate Investing", and listened to the first dozen BP Podcasts.

I am always amazed though that when tenants are behind, they always seem to keep their cell phones on and cigarettes in their pocket

Or perhaps I simply run my life through a company that isn't actually in business - things like insurance, cell phone, cars, utilities, you name it.

Each year when named Sales Agent of the Year at my office of 200+ agents or when the Real Trends / Wall Street Journal Report comes out people ask how I run my business or how I do it.
