It is easiest to tell the power company in advance to cut them off, so if the tenant isn't on top of things you don't get notified by getting a bill for their usage.

Then they should buy said sister-wives a house.....In some areas the landlords aren't able to charge the tenants for water usage.

Considering the significant tax penalties that can result from a prohibited transaction, aggressive strategies are not generally suitable or wise.Please find a qualified CPA or tax attorney to guide you in your usage of your 401(k) plan.   

Had an out of state FSBO request a photo of my Driver's License before they would have a family member meet me at the property...this seems inappropriate to me...thoughts?

I could see your office tenants using little or no gas, billed a monthly service charge, the utility pestering you every so often asking why gas usage is so little or none. 

That said, I'd identify a few similar properties and then call the local water authority and find out what their usage is.

Maybe the electric provider will tell you the heaviest usage times so you could go there at that time to get the strongest EMF reading.

And sewer bills are based on water usage.
