It goes without saying you should have provisions in your lease regarding what is permissible to be flushed/dumped down the drain, and the admonition that the tenant will bear the expense for not following that rule. 

And blame you for being a slumlord.That's when you go in and find stuff like toilet handles and tops missing...you see, the handle breaks and the tenant just handles flushing the toilet from then on by opening the tank up and lifting the arm the handle is supposed to move.

Even by turning water on in the upper units upon original inspection we wouldn't have been able to see this issue until someone was actively living in the upstairs units bathing and flushing the toilet regularly.

The fact is the long term trends of a shortage of affordable housing is only increasing, in any market climate, so MHP is probably just as attractive today as it was one month ago (same for multifamily).Of course, I do hope this current disruption flushes some money out of the system so prices can contract a bit and there’s less buyer competition.

Not all landlords are flush with cash and we still have mortgages to pay too. 

My plumber said whoever did this spent a lot of time flushing rocks and he estimated about 80 pounds of cement down the sewer.

There will of course be some younger people flush with properties that are paid in full.

Right now oil markets are so flush with supply that storage is a huge issue.
