We replaced roof, improved master suite with walk in closets, ripped all the paneling down, replaced with drywall, painted the whole inside of the house, white washed the brick fireplace, placed LVP flooring throughout the house, replaced counter-tops in kitchen and replaced vanities in bathrooms.

The tenants “teach” us over time by their behavior, which kind of restrictions should be added.For example... not only no smoking, but no BBQ grills on porch or deck or within 10 feet of any structure, no swimming pools or wading pools of any kind, no car maintenance on the property including oil changes, no vehicles of any kind may be on property with current license plate, if you allow pets... no vicious breeds, no trampolines, no fire pits, no use of indoor fireplaces, no candles; the list goes on and on.Bob CollettCollett Property Management

Some examples are we added more cans, upgraded fixtures (lighting and plumbing), quartz instead of granite tops, added 1.5 bathrooms, added 2 fire places, added a waterfall for the pool, upgraded from carpet to wood flooring everywhere, added the theater (theater alone was $17K), etc.

All of my properties there have mechanical gas heaters or a fireplace so all my tenants fortunately had some level of heat

Guys,Any GC/Plumber/HVAC person comment on this.doing an installation for a range hood where previously there is no duct going outside but there is a duct going straight outside from one of the gas fireplace (no chimney involved straight horizontal duct outside).The homeowner didn't want to install a duct (which is an easy option) as the hood wall is facing outside.The homeowner got someone to install a "Blue PVC Lay-Flat Discharge Hose" approx 1.5" diameter that connects to the fireplace duct (seems like proper sealing), but I have never seen this before, is this going to work if I installed the range hood that has 600-700CFM, wondering if anyone has seen this or have comments about it?
