In order to add living space to the home, we worked with the city to develop egress window codes to add an additional bedroom as well as beautifully finished bathroom and family room. 

Seems like it would be a good place for economic development.Cool city, with great prices and really not all that far the the "Big" Cities.Probably has a good workforce of hard working people.How do you feel like your economic development board is?   

TV developers continue to build new construction, and many folks bought in the market to rent out before retiring in the last 18 months. 

The property was acquired with the long-term vision of capitalizing on the nearby development of a casino, expected to attract workers and residents.

I am not as familiar with your area land wise although I suspect there are developments of lots there that do go.. title insurance is the other issue..

Personally, I have found occasional private lending to be a good networking tool and lead generator for what I'm really looking for - properties I can develop. 

There are even 2 gigantic "crawlspace" areas in the house that could be developed into additional ADUs.  

Currently we are in the software developement faze.

I negotiated this property by trading my owned property for this one, as it was a brand new property in an area being developed.
