Has an exclusive right to sell/listing contract been signed by the seller and broker?

Are there Exclusions for wind or limitation?

From what I gather these SBA loans are common enough that there are banks that deal with them exclusively.

If you were thinking about moving back in so you could access the profit through the primary residence exclusion you'll only be able to prorate it between the times of "qualified use" (as primary) and "non qualified use" (as rental).  

This type of lending is almost exclusively local, and it's unlikely that 99% of us here will be able to provide any useful info about your local lenders.

As I have mentioned in the past -it is not mutually exclusive.
