Would anyone like to meet for a cup of coffee or a drink and share some insight, first round is on me!

I put a nice laminate in the first house I rehabbed to rent, and it's not looking so good after spilled drinks, kids, mopping, and a few pet accidents.

Situation - Two properties belong to a couple who is going through a very sad and messy divorce.

If anyone stops paying 2 months down the road the 300K belongs to someone else and they lose it all to a lien holder.

I assume this creates a liability since the asset (the flip) is belonging to the same company that is doing the contracting work, so we could have exposure if we were sued lets say. 

I see them on every Facebook investor group I belong to

I offered just below that and she decided it was worth much less and is giving me a deal if not a gift, I am shooting more toward a deal since I know gifting could hurt either of us with the current taxes and I also planned to buy under my LLC and keep separate from my personal belongings.
