If I don't play nice and pay up then they won't be sending me any more deals...I would presume that realtors, like appraisers come across a lot more investment (flip worthy) properties then I do by virtue of their profession....I want to be able to email them to open I dialogue to get them on board w/ me.  

You're definitely right, I need to put something together and create a dialogue with the lender, even if it is hypothetical.

I advise him this is not disclose in the ad, he goes into a long dialogue telling me he has many offers and wants cash buyers.

The original fear was that the foundation of the house was a mess, but an inspector looked and felt pretty certain that the settlement is due to these tree roots.The obvious option is to open a dialogue with the neighbor and to see if we can have this tree removed (50/50 split on cost, whatever), but in the event that this neighbor has no interest in helping, what are my options?

Well, the meeting was a 2.5 hour dialogue.

I'm also driving to an area of interest (CO Springs) in a few weeks so I'll reach out to local agents to start the dialogue before I arrive.
