Insurance for our properties is a commercial (expensive) policy, in the name of the entity instead of in our own name.  

We like residential and want to do more long and short term rental but are becoming more and more interested in commercial like industrial or office.

I’m forming an LLC to purchase these investments and plan to use commercial or portfolio lending.I’d like to avoid properties with HOAs, large multi-family units, or extensive renovation needs, and I’m primarily interested in properties with good appreciation potential.

I am in Florida doing commercial development but looking to expand.
