Do you think it would be better to just make the washer/dryer only available for the unit that has it on their utilities and not allow the other tenant to use it?

Agree with @Jaron Walling - forget what a stranger on the internet that, in my case, lives several states away says and ask questions of the two guys that you know that have 165 combined units in your market.

My house is a 1,000 sq. ft. 3 bed, 1 bath, with a detached 1-1/2 car garage, partially finished basement with washer & dryer, updated kitchen, and deck off of the rear.

While there are limitation on how to use the money, a SDIRA is a great vehicle to combine the compound returns, tax preferred IRA with the solid investment that is real Estate. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

Together, it worked out for me as their combined income allowed them to always make rent.
