Acrylic coated metal, and clay tiles will have minor repairs after 20 years in most installation, if properly installed.Assuming you get 10% of the total jobs in the repair and re-roof business in you target area, then you do your volume calculation of your materials per square per residential roof.

The property taxes are too high, and turnover costs combined with CapEx will be higher than you expect (hail and wind damage to roofs, blown down fences, AC overworked and dying prematurely, the aforementioned clay soils, etc).
