Anyone directly buying property better have a plan to improve its value, atleast if you'd like to maximize your return.It's rediculus to me that people would take the risk to buy a property, not improve its value, and have there strategy rest entirely on it appreciating.That "strategy" is way more risky than the investor who focuses on multiple ways if adding value and increasing return (ex. negotiate lower than market aquisition, rehab property, manage right, prep and dispose at peak or hold indefinitely improving and increasing rents).
