With that said- I expect the rent income on the South Shore to continue to grow around 5% but I would not bet on 7.4% increase in property value (Data over 3 years) As you know much also depends on the age of the building and how well you manage CAPEX.

If you're looking for SFRs and small-multis in some C+ or great neighborhoods, the best ones I can recommend are Shaker Heights, Cleveland Heights, Maple Heights, Euclid, Parma, Old Brooklyn, Berea, possibly Lakewood.
