Might help to lay some of those items out so you can develop an attack plan to get your building leased up.Think of some complimentary businesses  -- if you want to put another hair salon on one of the floors, have a hair salon on floor 3, or possibly have the 3rd floor dedicated to hair/body care -- IE build out 500-600 sq ft to one hair stylist wanting to go out on his/her own - get an esthetician to take additional space, a massage therapist, pilates or yoga studio, physical therapist, etc-- have them all on floor 3 if you have the room or floor 2 etcGo visit your insurance agents in town, accountants, attorney's, sell them on moving to your place, have lunch with them, take them coffee/donuts etc - sell the place yourself, I certainly would not pay marketing for a broker nor sign an 18 mo contract with one.

So technically he does not have to go out and find deals anymore, because the novice unbewaring student does not know any better and just brings him deal after deal and so he takes off the work clothes and becomes a TAPE AND BOOK seller because he has an over abundance of students doing deals for him.Now I applaud that as a CONCEPT of GETTING RICH QUICK and not doing anything but having a little knowledge about a subject.

So you can only see pics of the 1st floor and only a quick view because I The second floor had piles of trash, clothes, debris, personal belongings left in every room.There is no way I can rent 732 Garibaldi St "as is" however, if the following items can be repaired, replace or done I will be able to get someone in there NO PROBLEM...I get calls all day everyday about your home so it is promising that I will get a good renter... 1.
