Roy,I love the innovative idea.Your Concept: negotiating a convenience for your niche population and bill users later.Possible Improvements: negotiate an affiliate relationship with service provider (a little kick back).Potential Other Uses: similar arrangements with coffee shops, laundry mat, groceries stores, etc.No since in just focusing on rents when you could be an agent to help with all living and lifestyle expenses.

Yes, there can be contract kickbacks for maintenance and repairs, the Board my contract for years of services and the by-laws mat require all owners to agree to some manner, making it impossible to change something under that group of officers.

If possible you can do a reduction in the loan payment, forebearance, etc. to get them back on track If you need today cash and are that strapped financially but your property is paid off then sell the note at a discount and get the money out quick.

Getting drains correct is slightly tricky, in particular keeping the "solids" flowing and avoiding creating S-traps or other situation where traps will get siphoned out.Even going under a slab isn't that big a deal, provided you have to replace the finished floor anyways.But if you're doing rentals or fix and flips, many areas don't allow you to do this yourself.
