IMO, there's a fine line between a vacation rental in a well know resort location (mountains, lakes, skiing areas) and a STR in a desirable metro area like NYC, SF, Seattle and now Malibu.I dislike this model due to the high turnover and exposure to vacancies,  but now there's every chance your REI can be wiped out by local regulations.

Just reaching out wondering what are some things you all like and maybe dislike about the market here in Co?

Plus, it's making my relationship with the board even more difficult.To compound matters, the board has always disliked my tenant, and in response the property manager sent me a loony tunes letter asking me to evict her based on the accident and other "nuisance violations" (her cat got out into the hallway a few times, she doesn't always break down her boxes, she walks around at night, she's surly).

So start by listening to podcasts with most number of reviews, go to meetups to check out what you like/dislike prior to starting your own.

@Jay Hinrichs expiration's are not as common here in Minnesota but I've used them.I know my father always uses them in Louisville and they are very common down there.The escalation clause works well too if you really want a place and can stand to pay a bit more for it, some Realtor's dislike them but they work well here. 

There are others like CLoud CMA too.I dislike those - especially those with automated value algorithms.

I did find out the leases are month to month so it should be easier to get rid of them.I do dislike the fact that it is pretty much all multifamilies.
