What if I can't get all the assignments (which is a virtual certainty with at least 20 heirs) it seems like a partition would chew up most of the money, not to mention EL had 20+ years of use with no rent paid to her cousins.

Takes it off when sold.Make friends quickly with the neighbors, just a few minutes chewing and ask them to keep an eye out since the property is vacant, most do, especially the little old ladies they take spying seriously....I'd meet people at the property and never give anyone access until thaty have signed!

This way of doing things requires that you have the cash to close and that your profit is on top of the commission you pay to the selling broker, but I've found that with some REOs I can literally relist the next day with better pictures and find a buyer very quickly.Why chew up a lot of your profit by having to pay commissions vs having investors ready to buy from you.
