Need advice if the numbers work to build a house in San Francisco. (SF Bay Area)

Hi Everyone, I am Manasi and currently rent an apartment in SF. I am new to real estate and have been looking to find a house for myself in San Francisco. I came across this house in Bayview which is 3 bd , 2bath Yr built - 1900 Asking price - 675k Sqft -1055 There is a open lot right next to the property which must be sold along with the property . The lot is 2500 sqft and priced at 225000 My thought was to buy this house along with another developer ( still haven't found one ). I could stay in the house and in the partnership we can build the lot. I wanted to understand a couple of things 1. Do these numbers work for SF? 2. How much is the construction cost? 3. How long does the plan approval process take in SF. 4. Any developer interested to do this deal together ? Any help in analyzing this deal would be great. Thanks, Manasi
