Most folks have a notion of what it takes to collect from the collateral which is the real property.

Not that I would have a choice as national origin is a protected class everywhere I do business...but many people will have bad preconceived notions about illegal immigrants, and Ive had good experiences with them.

Many investors that I talk to have the notion they can purchase a 30-40k homes in a rougher area; put a little money in it and rent it out assuming they've made a great deal.

I'm also of the notion that a lot of kitchens need to update the flooring to something more durable and water-resistant (also more resistant to other things like oils and spills).

Thus far I'm of a similar notion as Ralph though, in that you want to make sure that you get that parental guarantee, and a year lease; move-in/move-out checklist process, and frequent check-ins.

It is a vague notion you've pick up from reading/listening to FIRE blogs/podcasts. 

You will be able to scale quicker with the old fashion notion of strength in numbers.
