The house next door is typically your redneck trash house with unkept yard ,with trash and broke down cars and lawn mowers in yard .

Meanwhile we have seen inflation year over year and property values have historically always retuned to the long term trend line (which we broke in 2004 and 2005 and went way above - your first sign of a bubble).

I had a tenant a few years ago that claimed there was a ghost, moved out in a day without notice, broke the lease three months into a year lease, never tried to help me sublet the house, left it super dirty and damaged  and then threatened to sue me for their deposit and back rent. 

I want this to go smooth as possible, I was thinking of taking her payment towards her rent tonight, and she can pay the $85 plus late fee the next paycheck (16th), and giving her a 30 day notice to move because she broke the lease with the insurance.

@Andy BillsAndy I felt I was reading my story :) We have a home in Santa Clara, have a $500K loan left on it for 3.5%, we just rented it out for $4300 & bought a SFH in Milpitas for better schools (I have 2 girls)The way I look at it, we would never be able to buy a property for such a low price & at such a low interest so why sell it?

I hadn't known about BP so broke every rule I didn't know about.

In this year that we’ve been here, the dryer has broken and leaked on to our first story, we have had a leak in our roof, 2 celling fans have broke, and other little things here and there.

The Banks sole purpose is to make you broke  and for them to make alot off your money.
