I had a tenant a few years ago that claimed there was a ghost, moved out in a day without notice, broke the lease three months into a year lease, never tried to help me sublet the house, left it super dirty and damaged  and then threatened to sue me for their deposit and back rent.

I want this to go smooth as possible, I was thinking of taking her payment towards her rent tonight, and she can pay the $85 plus late fee the next paycheck (16th), and giving her a 30 day notice to move because she broke the lease with the insurance.

@Andy BillsAndy I felt I was reading my story :) We have a home in Santa Clara, have a $500K loan left on it for 3.5%, we just rented it out for $4300 & bought a SFH in Milpitas for better schools (I have 2 girls)The way I look at it, we would never be able to buy a property for such a low price & at such a low interest so why sell it?
