Not implying anyone who has tried to help is insincere or has mal intent.What the OP wants is immediate relief from the anxiety of a situation that merits a thorough discussion with a qualified CA who will ask the right questions.

I am very frustrated and was really counting on REI to get me out of the "Rat Race" as Kiyosaki talks about over and over again in his books and presentations.This overall experience has caused me a considerable amount of anxiety and made me add it to my long list of failed attempts to achieve the financial freedom I so desperately want.

It was much easier to learn the market & we had less anxiety about making a mistake based on someone else's judgment; Agent's and Buyers do NOT share interests.

If you look deep into the anxiety that communities have over STR, the issue is the anonymity of the guests.

well the draws were eaten up by the mortgage payments, we had to put way too much capital down, ran out of renovation capital and I ended up doing plumbing, and all types of stuff to get this project completed. scary stressful real estate insanity, however like the most (magical events) I was able to get my passed inspection and certification from the city (I HAVE NO IDEA HOW)... and the buyer closed... this deal still gives me anxiety I know its has been bought and sold a few times since then.

So, you need to feel a kind of anxiety associated with that, and a burning desire to get that paid and cleared ASAP.
