@Dan Williamson,This is a case where education would be more valuable than "OJT" (On the "Job" Training) because as soon you learned it was a mobile home, that would have told you what your likely outcome would be.Remember: mobile homes - anything that "moves" or can move, really - is personal property, not real property.

I am going to admit at this point that I cannot read the tiny print of your lease, but this has happened to me a couple times and this is what I did: 1) Ask Happy tenant of they wanna stay (knowing they cannot make the full rent) a) If the answer is YES - tell Happy he/she is liable for the whole rental amount regardless of what Mover tenant does b) Tell Happy to try to get a new roommate ASAP (you need to vett the person of course) and that you are gonna try to get some rent money out of Mover tenant to help out in the meantime (you are the good guy). 2) Tell Mover tenant he/she is obligated for the ENTIRE amount of the lease until end of term (7 months).

You may find a buyer fairly quickly that way.Other than that, look for investors in the area as the movers and shakers tend to know who is active and who is looking.

If not you should be able to see the metal frame if it is a manufactured double wide also.As for moving the best way would be a house mover and move it in one piece.
