Hi Joe Scaparra The house is going to need some work it’s 122 years old so it has some settling cracks in the walls as well as some water damage around the shower in the bathroom I didn’t see anything too major with it it’s got a crawlspace and a cement/cinderblock foundation I wasn’t able to check the wiring but I think it’s been redone as well as some of the piping it could still have some galvanized but I’m not sure the back unit is much smaller than the first unit has two separate bedrooms with no doors sort of like a studio set up and bathroom and kitchenette However the house needs to be re-leveled which I believe I can do although I’m not sure if there’s a crawlspace underneath or not it has a cement foundation but it’s much shorter than the front house

Of course we redid it with cement board but most water intrusion on tile happens where it's caulked at the corners and bottom.

@Joe Splitrock, I'm not fighting to keep him, I wanted to boot his *** out in April when he came out of unit screaming at me because the handyman was too loud -- handyman was grinding cement in the walkway.

The house has settled and a cement floor over a crawl space has settled and cracked. it is not a huge crack, but it is still a crack.Im in search for finding a Structural Engineer and I'm coming up short with my search. within my area there is a total of 3 people so far to look at it.

I am wondering if repair and then repaint or repair then put cement board up would be the best solution for outside?

Your going to need hardened properties; brick, cement, avoid anything that can be damaged easily or at all.

The over all plan with the current project is, remove all carpet and padding, clean the walls and cement floor with TSP, wash everything else down with TSP or a cabinet cleaner and then run the ozone machine before painting with Zinsser BIN.
